By hiring locally and integrating the local culture and history of each area into centre management teams, Vukile ensures that its retail centres represent and understand the communities they serve. This approach builds authentic connections, ensuring the REIT’s retail centres become an integral part of local communities’ existence, rather than just offering a retail presence.

Vukile’s success stems from a clear vision and mission that prioritises understanding and serving their shoppers. Understanding local needs, allows Vukile to tailor tenant mix and other offerings in their centres to meet those needs, thereby ensuring loyal and happy shoppers that return, and securing sustainable growth for tenants and ultimately investors.
“Our focus is on the people first, ensuring that tenants provide what communities need,” says Mothibeli. “This alignment informs everything we do, from the retail spaces we create to the community projects we support.”
Community Forums drive CSI
Vukile actively engages in local Community Forums – giving communities a voice in shaping corporate social investment (CSI) projects and spend. In Dobsonville, for example, the forum has focused on addressing drug-related challenges, while in Phoenix, a long-standing tertiary education bursary programme helps students achieve higher education.
“These forums foster trust and loyalty, creating long-term partnerships with the community – which are crucial for the sustainable growth of not only the landlord, but everyone in and around the shopping centre,” adds Mothibeli. “They help us create retail centres that serve as more than just commercial spaces—they become part of the community’s fabric.”
Supporting local entrepreneurs
Vukile supports local entrepreneurs through its innovative kiosk model, providing secure retail spaces in its centres to help informal traders transition into formal retail. These kiosks host a range of services, from traditional foods to locally crafted products, offering valuable opportunities for small businesses to grow within a structured environment.
“This model helps informal traders thrive in a formal retail environment, contributing to the vibrancy of the community and offering a diverse range of products that cater to local preferences,” says Mothibeli.
The Retail Academy
The Vukile Retail Academy acts as a bridge between informal traders and formal retail. Through mentorship, rent-free trading for the first year, and support in professionalising retail spaces, the Academy equips entrepreneurs with the tools they need to succeed within a retail centre environment.
“Through this programme, we lower the barriers-to-entry for small businesses, helping them compete effectively,” explains Mothibeli. “Our approach ensures that as they grow, we share in their success, creating a mutually beneficial relationship.”
Reflecting heritage through design
Vukile’s commitment to community heritage extends beyond retail—it’s reflected in the design and architecture of its malls. In Maluti Crescent, for example, the Basotho hat is incorporated into the lighting fixtures, representing the local culture. In another centre, the entrance pays homage to local boxing champions. These elements ensure that the retail spaces resonate with the people who use them and reflect the history and culture of the communities they serve.
Sustainable change
Through initiatives such as the recent national women’s empowerment campaign in partnership with Action Breaks Silence, and the Retail Academy, Vukile is making a tangible impact. These programmes focus on empowering individuals and driving social change, particularly in underserved communities.
“The positive response to the Action Breaks Silence initiative has been overwhelming,” says Mothibeli. “The success of the Retail Academy demonstrates how formal business can play a role to assist with the growth of local business and young entrepreneurs – contributing to the overall growth of the South African economy.”
Mothibeli notes that the most valuable feedback the company receives is when community members feel acknowledged and supported: “That’s what truly matters—ensuring people feel seen, understood, and empowered.”
