The next phase of Westown’s evolution as a major urban and economic node is now extending into the business and logistics sector, with the development of Farrier Business Park representing an estimated R600 million in new investment and the potential to create approximately 500 employment opportunities.

Located within Westown in Shongweni, Farrier Business Park is an 80 000m² secure warehousing and logistics development, positioned just 1.5km from the N3 via the Shongweni Interchange and 30km from the Port of Durban.

A R600 MILLION INVESTMENT IN WESTOWN’S NEXT PHASE

Farrier Business Park represents an estimated R600 million in new investment in Westown, comprising approximately R100 million in infrastructure investment and a further R500 million in top structures as the development progresses.

Beyond the property investment itself, the business park is expected to create approximately 500 employment opportunities, while providing additional capacity for businesses operating along the N3 corridor. The development is being positioned to attract a diverse mix of businesses, with a particular focus on logistics and warehousing, as well as businesses serving sectors including food, home, motor, fashion and energy.

The rationale for introducing this type of commercial and logistics offering into Westown is closely linked to the precinct’s broader evolution. Farrier Business Park will complement Westown’s existing and planned retail and commercial offerings, while responding to an identified need for additional business, logistics and warehousing capacity along the N3 corridor.

Farrier Business Park has a dedicated, secure entrance from Farrier Drive, with direct access from Kassier Road. It also connects to Westown Boulevard, providing convenient access to the wider Westown precinct and its growing range of amenities.

The development has approximately 400 metres of prominent frontage along Kassier Road, further strengthening its visibility and accessibility. Its position within Westown also places businesses within a broader, coordinated precinct rather than an isolated industrial development.

Fundamentum Dev Co (Pty) Ltd is offering a range of development solutions to accommodate different operational and investment requirements.

Serviced, platformed sites ranging from 1 000m² to 50 000m² will be available for sale, while completed sectional-title buildings from 250m² to 20 000m² will provide a turnkey ownership option.

For businesses seeking rental space, purpose-built premises from 250m² to 20 000m² will be available, while flexible joint-venture opportunities will allow partnerships to be structured around specific development requirements.

Development is guided by Westown’s Development Manual and Design Guidelines, together with a formal design review process, creating a consistent framework for development within the wider precinct. The ownership model also follows the approach used at other similar precincts around the country, with property held through a perpetual, automatically renewable 99-year lease. Leases are based on approved SG diagrams and registered in the Deeds Office.

FROM SERVICED PLATFORM TO OCCUPATION

Development is scheduled to move into its next phase in Q1 2027, when the first serviced platforms are expected to be ready for development. The first completed buildings are anticipated to be available for occupation in early 2028.

Planning controls provide for a floor area ratio of between 0.3 and 0.8, coverage of up to 90%, and buildings of up to six storeys or 33 metres. A 15-metre building line applies along Kassier Road, with additional building lines determined by the Precinct Plan.
