O’Donnell’s leadership is driving Abcon’s efforts to create spaces that not only meet current market demands, but also set new benchmarks for sustainability, convenience and community-focused design.

More than bricks-and-mortar

Developing a master plan for a mixed-use precinct is crucial to its financial and operational success. This master plan must allow for flexibility and phasing to accommodate future growth and changes in market demand.”

“Site access, connectivity to other land uses, access to multiple modes of transportation and efficient pedestrian and vehicle circulation systems are some of the critical factors for project success,” says O’Donnell.

In Midrand, the development of Hertford Office Park and its neighbouring Waterfall Walk is an example of how growth in one area can create development in others – situated at a prime location near the Allandale/N1 interchange, Hertford Office Park is home to over 3 500 professionals, which created a demand for retail amenities within walking distance. “The introduction of Waterfall Walk, an upmarket shopping destination anchored by Woolworths Food, addressed this demand while enhancing the overall precinct experience.”

Smart building technologies

O’Donnell goes on to say that, “The use of technology in the design and development of mixed-use precincts is another significant factor contributing to their success. Smart building technologies, for example, allow for the integration of automated lighting, heating, ventilation and air conditioning (HVAC) systems that adjust based on occupancy and usage patterns. This not only reduces energy consumption but also enhances the comfort and convenience of residents and tenants.”
