Johannesburg’s property market is evolving, and for empty-nesters, first-time buyers, investors, downsizers and busy professionals, lock-up-and-go living is a thriving sector. In Johannesburg’s northern suburbs, secure sectional title properties with a lifestyle component are soaring in popularity.

Homes in the R500 000 to R1 million range – a price band that Lightstone’s April House Price Index says is growing at an annual inflation rate of 3.7% – are exceptional investments as the market turns, according to Cobus Odendaal, CEO of Lew Geffen Sotheby’s International Realty’s Johannesburg and Randburg/Craighall operations.
“Lightstone data also mirrors trends our agents have noted, most significantly that Gauteng’s annual property inflation is bouncing back.
“Sectional title prices across the northern suburbs are rising. We’re not at the ‘ambitious asking price’ stage, but we often receive multiple offers on exceptional properties that give buyers those extras.”
The essentials of lock-up-and-go living include:
- Top-Tier Security: Modern lock-up-and-go complexes can offer armed response, biometric access or CCTV.
- Indoor-Outdoor Flow: Many of these properties feature private patios, balconies, or communal gardens, blending indoor comfort with outdoor relaxation – perfect for morning coffees or sundowners.
- Safe & Convenient Parking: Secure underground or covered parking means your car is protected from the elements and potential theft – a must in Jozi.
Odendaal says buyer wish lists also include lifestyle perks such as swimming pools, on-site gyms, walking trails and outdoor recreational areas.

Reverse semigration
Odendaal says with the tide of reverse semigration flowing faster, Johannesburg’s property market is coming alive again, which means it’s time for investors to jump in.
“The range just below R1m is a ‘test the waters sweet spot’ and it’s also fantastic for first-time buyers wanting to get on the property ladder in great locations, with proven annual appreciation.
“In real estate wealth creation it’s always about location, and in Johannesburg the northern suburbs are where returns are best,” Odendaal concludes.
