ADVERTORIAL
Following the success of the iconic BlackBrick Sandton and Bedfordview, as well as Foreshore in Cape Town, the company is set to launch BlackBrick Gardens, Cape Town. As their fifth location in the growing network and second development in Cape Town, it has been conceptualised as a total elevation of their product
BlackBrick is building a global network of urban villages that makes it possible for a community of digital nomads to live and work freely between cities within a likeminded activated community.
Says Jonathan Liebmann of BlackBrick, seasoned disruptor and innovator in the South African real estate scene: “BlackBrick will become a network of apartment hotels throughout SA and the rest of the world. We’ve started this mission in SA, our home country, with three locations operational and a further four under development. We’ve opened Sandton 2 this year and have another 10 locations in the pipeline such as Umhlanga, Rosebank, Cape Town, Pretoria, Nelspruit and more.”
BUILDING A COMMUNITY
According to Liebmann, their design is based on first principles, that is not accepting things as they are or have been done before. “Our vision is one of people living in multiple cities, experiencing the world while working in one urban community. Young people increasingly want to live and move freely, especially in the years post university and pre children. Most employers these days are hybrid or remote. It’s become the new normal.”
BlackBrick Gardens is set to become one of the jewels in their crown. Situated on bustling Roodehek Street, within walking distance to Wembley Square, newly launched CHIPS (a comfortable, friendly coworking space), Gardens Centre, the CBD, Dunkley Square, Mount Nelson, museums and more, this development will pay homage to the architecture of the area.
Liebmann adds: “The original features of the building will be respected and highlighted. Sustainability will extend into the recycling design of the building through the employment of environmentally sound building practices, the installation of photovoltaic panels and other initiatives such as boiler systems instead of geysers. We’re working with world renowned and multiple award-winning architecture firm Designworkshop, based in SA and Mexico.”
DESIGN FORWARD
Andrew Makin of Designworkshop explains that BlackBrick Gardens will deliver RowHouses. “With all the main elements of a full urban house, from a sidewalk to a stoep, through cooking, eating and living spaces, to bathrooms and bedrooms with private terraces as rear garden sanctuaries, each RowHouse, no matter what floor it’s on, is naturally illuminated and ventilated, a house and a home. BlackBrick Rowhouses are always part of an active ecology, a system of mutually beneficial elements.”
The kitchens, cupboards, beds and furniture within each RowHouse will be created by Modular-Made (MM), a cabinetry system that is modern, durable, sustainable and cost-effective, and offers total configuration flexibility and surface finish options.
Liebmann says that this development is leading the charge in reenergising Roodehek as the new creative neighbourhood in Gardens. “This exciting node takes the best of the bustle of the city and the local community atmosphere of the City Bowl and combines it into a context of the soon-to-be developed R1bn precinct, offering the best in mixed-use developments as neighbours.”

HYBRID HOSPITALITY
BlackBrick Gardens is servicing the growing demand for flexible stay products with its 89 apartments over six floors with hospitality amenities, an outdoor cinema, meeting rooms, co-working spaces, hi-tech security, a ground floor courtyard restaurant and a wind-protected rooftop swimming pool. Investors are securing access not only to a high-performing stable asset, but to a growing network of new age property investments. Priced from R1.195m, it will offer units ranging in size from 30m² to 62m².
BlackBrick is a 360° platform that designs, develops and operates the product post completion at a stage where other developers remove themselves. The unique concept offers a network to owner members, not only by getting a solid return on their investment, but also a lifetime club membership for as long as they own the apartment, access to all facilities across the country, 10 days free as a hotel investor, plus 15% discount on all hotel bookings in the network.
The company is a pioneer in a new sector of hybrid hospitality. “We give you an environment that makes it easy to live and work while you travel. Every unit has a kitchen and a workspace, as well as high speed Wi-Fi and backup power supply. Our pricing is on a sliding scale incentivising guests to stay longer. Our average length of stay is eight days compared to a traditional hotel at three days. It takes time to get to know a city and a longer stay lets you go deeper,” says Liebmann.
FLEXIBILITY FIRST
Delivering a high yield for investors, units are designed to be modular to offer more flexibility. Up to four units can be combined to accommodate larger groups or families, ensuring even better yields. “Our first three locations perform at a very high level with 80% occupancy and yields of 9% plus. We don’t see ourselves as developers, but rather as deeply passionate people building a network.
“We’re the first developers to offer investors managed services with complete flexibility in terms of length of stay, thus providing optionality to both the end user and the property owner. Our model is an end-to-end solution, whether you buy as an investment or to live, we take care of everything for you,” Liebmann concludes.
With almost a R1bn in terms of sales made to date, BlackBrick is set to change the way we live, work and invest. Building will commence in August and is expected to be completed by mid-2024.
