Spear REIT expands Western Cape footprint with R960 Million prime Tygervalley office portfolio acquisition

Western Cape-focused Spear REIT Limited has announced the acquisition of a premium grade office portfolio in Tygervalley, Cape Town, for R960 million, further expanding its footprint in one of the Western Cape’s strongest-performing commercial precincts.

The acquisition follows the company’s recent successful bookbuild, which supports Spear’s disciplined growth strategy and continued focus on high‑quality assets.

The portfolio, purchased from leading Cape-based property investment and development company, Ingenuity Property Investments, includes three premium-grade office buildings located at 1 Sportica Crescent in Tygervalley, comprising approximately 28 500 m² of gross lettable area. The properties are fully let to blue-chip corporate tenants, providing Spear with a high-quality tenant base and a defensive long-term income stream.

The transaction is expected to transfer on or about 1 November 2026, subject to regulatory approvals.

High-quality defensive real estate assets

The acquisition is firmly aligned with Spear’s strategy of investing into high-quality defensive real estate assets in nodes where income growth and capital growth are attainable, supported by strong underlying real estate fundamentals.

One of the most sought-after office precincts

Rossi says Tygervalley remains one of the most sought-after office precincts in the Cape Town metropolitan area, characterised by limited new supply, low vacancy rates and sustained demand from blue-chip occupiers.

“This portfolio is fully aligned with the growing demand for high-quality office buildings that offer energy resilience, accessibility and modern workplace environments. It further strengthens the defensive quality of our income profile while advancing our presence in a high-performing commercial node.”

Arnold Maresky, CEO of Ingenuity Property Investments, says the sale to Spear REIT is a strategic deal for both parties. “We believe the properties are well placed and in good hands to ensure that future value is unlocked from the buildings,” says Maresky.

Tygervalley office node

The highly regarded Tygervalley office node continues to attract major occupiers across the financial services, insurance, technology and professional services sectors, supported by direct access to the N1 and R300 transport corridors, proximity to Cape Town International Airport, the future Cape Winelands Airport and established retail and lifestyle infrastructure.

Recent data from the SAPOA Office Vacancy Survey for Q1 2026 shows that office vacancies across Cape Town’s Northern Suburbs remain exceptionally low, reflecting sustained demand for prime commercial real estate in the node. Vacancy rates currently stand at 0% in the P-grade office segment and 1.2% in the AAA-grade office segment, indicating continued demand for high-quality commercial space in the area.

Spear says the fully occupied portfolio will be earnings-enhancing from the implementation date and will further strengthen the quality and resilience of its income stream. The transaction will be funded through a combination of debt and existing cash resources.

The initial acquisition yield to shareholders will be 9.67%, which is ahead of Spear REIT’s cost of capital, together with average annual rental escalations of 6.5%. The transaction further reinforces Spear’s long-term strategy of investing in high-quality commercial assets within established nodes across the Cape Town metropolitan area.
