Johannesburg home buyers seeking value flock to the south
For many Johannesburg home buyers, value for money and affordability remain top priorities. Suburbs in Johannesburg South – including Alberton – continue to deliver these benefits and more.
The area offers convenient access to major transport routes and the city centre. It also features spacious erven and green open spaces. Close proximity to schools, shopping malls, and other amenities adds to its appeal. These factors make the area highly attractive to buyers and investors across generations. There is also a broad range of property types and price points to choose from, says Chareen Mota, Pam Golding Properties area manager for Johannesburg South.
“Given the diverse spread of suburbs across this expansive region, residential property options range broadly, from sectional title and freehold homes priced below R1 million, through to middle-market homes between R1.5 million and the late R3 millions, as well as upmarket properties from R4 million to around R10 million-plus, including luxury homes within estates,” says Mota.
“The highest volume of sales is concluded in the middle market, from approximately R800 000 to around R2 million. This segment offers excellent value for money. It also offers the potential for solid long-term capital growth. This is underpinned by consistent demand for residential accommodation.”
Buyer Trends in Johannesburg South
Mota says many Johannesburg home buyers already live in Johannesburg South and prefer to stay local. They are either upgrading or downscaling to match changing lifestyle needs and preferences. First-time buyers typically choose sectional title homes just below or around the R1 million mark. More mature purchasers tend to buy houses and cluster homes. Cluster living in Meyersdal is especially popular among retirees. They seek secure, lock-up-and-go properties. Prices typically range from R2.5 million to R4 million.
“In addition to local buyers, there is also growing interest from purchasers relocating from areas such as Lenasia and Soweto into Johannesburg South’s middle-class suburbs and estates. Areas offering upmarket to luxury homes include Meyersdal Eco and Nature Estates, Aspen Hills Nature Estate, Eye of Africa, and Bassonia Estate, where prices range from R5 million to R20 million or more. Recent high-end sales include homes achieving prices in excess of R17 million.”
Johannesburg South offers greater value for money than many northern suburbs. The area is known for tranquil nature reserves and green belts. It also offers appealing scenery while remaining centrally located. The region is well served by several good private schools. These are located locally and in nearby Bedfordview and Linksfield. They include Saheti and St Andrew’s.
Value-for-Money Suburbs Under R2 Million
Mota highlights the following areas as offering good value. Johannesburg home buyers can still purchase homes priced below R2 million.
In Alberton
New Redruth features full-title cluster homes and sectional title units. Most are under 16 years old. The area also includes new developments.
Brackenhurst is a popular middle-class family suburb. It offers attractive sectional title units and properties on large stands. Some include granny flats.
Brackendowns offers good value homes. Properties are often on generous stands. There are also some sectional title options.
Randhart is a sought-after middle-class suburb. It offers appealing family homes.
Raceview is a smaller area. It provides good overall value.
Other Johannesburg South Areas Offering Value
Mulbarton is a well-established middle-class suburb. It has a fair proportion of sectional title properties.
Linmeyer is an older area close to Marist Brothers. It is ideal for buyers looking to renovate.
Oakdene is another appealing middle-class suburb. It offers good housing stock.
Mondeor is an older suburb. It still offers attractive family homes.
Winchester Hills features a mix of sectional title and freestanding homes.
