So what exactly is a modular home? The homes are built according to a Dutch concept that’s remarkable in its efficiency, sustainability and strength. They consist of wooden segments that are constructed off-site and quickly fitted together on the estate. This makes it easier and faster to build, and gives the home a lower carbon footprint as well as an affordable price tag.

The wooden segments are made with locally-sourced timber that is sandwiched together with other elements to form a strong, insulated framework. It has a raft foundation of steel and concrete, and all the wood is treated against insects and moisture. The homes are built in a production environment and assembly and further installation takes place on site.


There’s a hefty carbon footprint associated with building sector materials, which is why MAXXLIVING believes that the building sector needs to shift its focus to using renewable building materials. Wood is naturally grown, removes carbon dioxide from the air and stores it even once dry; this makes wood a natural ally in in the fight against climate change and a sustainably friendly solution which MAXXLIVING believe should be used far more in construction.

However, it’s not only its sustainability credentials that make wood a good material to use. It uses less energy during construction, is durable when properly maintained, and is a natural insulator that is far superior to other building materials such as steel, concrete and aluminium. MAXXLIVING homes come in different sizes – M (from R935 000, living area 80 m² – 103 m²), L (from R1 190 000, living area 115 m² – 144 m²) and XL (from R1 525 000, living area 155 m² – 190 m²). The design consists of a basic number of segments, but buyers can add more segments to extend the length of their home. The homes are insulated against heat, cold and noise according to the latest standards to ensure a healthy indoor climate and low energy costs. The double volume living room has a glass front that reaches all the way to the top which gives a very spacious feel. The first floor divides the living area in two levels to optimise the surface of the home.

All homes are standard delivered with fully fitted kitchens and bathrooms, including appliances. The interior as well as the exterior can be personalised and buyers can choose between a number of designer’s styles and option packages. As an additional bonus, especially when load shedding is on the cards again, all homes are 100% off-the-grid.

Once completed, the Country Gardens Estate will be a safe and secure compound where children can play outside without worry. As part of a long-term strategy of job creation, small stores and services will be developed within the estate so that residents can avoid regular long distance travelling. These will include a bakery, butchery and grocer, as well as office space.

The estate is strategically placed, close to Krugersdorp, Roodepoort, Midrand, Johannesburg, Pretoria and the Sandton CBD, yet far enough for it to become its own community node. The estate uses the natural gradient of the land to maximise the views of the beautiful valley and its sun sets. The central green park is where everybody can get together and enjoy recreation and sports.

Each neighbourhood consists of 50 to 75 houses, with its own main and sub roads. Each stand has room for a home with at least one vehicle and a carport.


South Africa faces major power shortages, which is why MAXXLIVING has decided to take Country Gardens Estate off the grid. Homes are supplied with a lithium ion battery, which is the safest and most environmentally friendly way to store electrical energy. This also means that there is the opportunity for electric car owners to (re)charge. All services within the estate will be off the grid, including the motion-sensored streetlights which run entirely off solar energy. Optional solar panels provide electricity for a home for an entire day.

In addition to a Solar PV and battery system, a generator input will be installed at every unit during installation to enable the occupants of each unit to charge their batteries during prolonged periods of bad weather.

Each unit comes equipped with energy efficient appliances:
